Athens real estate prices in 2026: four budgets and what each buys

Apartment prices in Greece have gone up every year since 2018, and by 2026 the useful question about the capital is no longer whether it is cheap. It is what a given budget still buys. A current selection of Athens real estate for sale with prices holds 578 listings, from studios at about €110,000 to a penthouse in Varkiza at €7.5 million, and 317 of them are on the Athenian Riviera, the stretch of coast south of the centre. Grouping them by budget shows the market more clearly than any average.

According to the Bank of Greece, apartment prices in Athens rose by 5.0% year on year in the second quarter of 2026, after an average increase of 6.6% across 2025. Nationally, flats up to five years old gained 6.2% and older ones 5.0%. Growth has slowed after the double-digit years of 2022 and 2023, but the direction has not changed.

Up to €200,000: studios and one-bedroom flats near the centre

The entry level consists of small flats in the inner districts and on their edges. In Dafni, a few metro stops south of the Acropolis, a furnished building completed in 2024 sells studios from €110,000. A new block near Technopolis in Gazi, finished this year, has one-bedroom units from €145,000. In the centre, a 2024 building with a pool and views over the city offers one-bedroom apartments from €155,000, and a 2025 project 500 metres from the metro starts at €177,000.

These flats suit a buyer who needs a base for regular trips or a small asset for long-term letting. None of them opens a residence permit, since in Attica the cheapest qualifying category is a €250,000 conversion or restoration project.

€200,000 to €400,000: Piraeus, the suburbs and the first sea views

This band is wider and more varied. In Agia Paraskevi, a green suburb in the north-east of the city, a 2024 project sells one-bedroom flats from €200,000. In Piraeus, a building with a rooftop pool and restaurant near the beach, completed in 2026, starts at €250,000 for a one-bedroom unit, and a smaller project near the port, due in 2027, offers two-bedroom flats from €245,000. Glyfada, the established resort suburb of the Riviera, enters the band with a 2024 building where one-bedroom flats with sea views cost from €330,000. In central Athens, a new complex with parking sells two-bedroom apartments from the same €330,000.

Piraeus stands out here. For the price of a one-bedroom flat in Glyfada, a buyer gets two bedrooms close to the port, with the metro and the island ferries within walking distance. The trade-off is the setting. Piraeus is a working harbour city with traffic and noise, while Glyfada is greener, quieter and built around its beaches and marina.

€400,000 to €800,000: family flats along the coast

Above €400,000 the listings move almost entirely south, to Alimos, Palaio Faliro, Glyfada and Voula. A low-rise building in Alimos completed in 2024 has three-bedroom apartments with a terrace and jacuzzi from €460,000. In Palaio Faliro, a gated complex with private pools and roof terraces sells two-bedroom units from €497,000. In Voula, a project scheduled for completion in late 2026 asks from €550,000 for two bedrooms, and a 2024 building in Palaio Faliro offers three-bedroom flats from €625,000. A new low-rise block in a quiet part of Glyfada, due in 2027, begins at €630,000 for two bedrooms.

There is a catch at the top of this band. In Attica the golden visa threshold is €800,000 for one property of at least 120 m², so a three-bedroom flat at €700,000 can be the right home for a family and still not qualify for a permit. A buyer who needs residence has to look at the next band or at conversion projects.

Over €800,000: large flats, penthouses and garden apartments

Close to the Acropolis, a 2026 residence with a pool in Gazi sells three-bedroom apartments from €820,000. On the coast the range widens quickly. A low-rise complex in Glyfada with a garden and parking starts at €880,000 for three bedrooms and €945,000 for four, a new building in Voula has four-bedroom units from €1.6 million, and a beachfront residence in Palaio Faliro, completed in 2025, starts at €1.9 million. Varkiza, at the southern end of the Riviera, sets the ceiling. A 167 m² garden apartment with a pool there costs €1.3 million, a 305 m² flat near the beach €2.9 million, and a 485 m² penthouse with a pool and sea views €7.5 million.

Reading a price list correctly

Most figures in the table are starting prices, and a few points are worth checking before comparing two projects:

  • In a new building the “from” price belongs to the smallest or lowest unit. Higher floors and flats facing the sea cost more within the same project.
  • Completion dates vary from finished buildings to 2027 handovers, and an off-plan flat is paid in stages while a ready one is paid at once.
  • Purchase costs come on top of the price: a transfer tax of 3.09% plus notary, lawyer and land registry fees.
  • Several projects advertise a guaranteed rental return of 2–6% for the first years. It is a developer’s commitment for a limited period, not a market yield.

The full selection on Tranio can be sorted by price and filtered by district, number of bedrooms and completion date, which makes it easy to rebuild the table for a specific budget and see how many options fall inside it.

Athens has moved past the stage when any flat in the city looked cheap. What it still offers is a long ladder of prices within one metropolitan area, and the step a buyer chooses depends less on the district than on the purpose: a base in the city, a family home by the sea, or a property that has to clear the €800,000 bar for a permit.
